Custom 1031 offerings

Mark Creason offers custom 1031 real estate transactions for his exclusive clientele.  Mark only acts as a buyer's broker in these custom transactions.  Mark currently tracks 250-500 million dollars in available investment grade institutional quality commercial real estate.  Available properties include retail, office, industrial and multi-family.

We will create a portfolio based on each client's risk profile and capital requirements.  Based on the capitalization requirements of each transaction, we will create a target portfolio to complete the 1031 exchange.  We will prepare LOIs to execute acquisition of each property.  If debt is required, we will work with our debt partner to attempt to source acceptable financing.  We will order required 3rd party reports from our vendor network, to attempt to expedite each closing.  3rd party reports can include appraisals, Phase 1s, surveys, property condition reports, estoppels, and SNDAs.  Other reports may be needed if required.
